The Barn Loft

YOU HAVEN'T EXPERIENCED A FARM UNTIL YOU'VE LIVED IN A BARN! This is a unique "Experiential" stay for the adventurous animal lovers out there! That’s right, make no mistake, The Barn Loft is located INSIDE an actual working barn with privileges and access to animals that only our Barn Loft guests receive! Each morning, if you choose, you may assist us as we feed breakfast to the animals in our petting zoo. Want to add more to your vacation? Consider our "Stay Here, Play Here” animal encounters which can be found right here on our website! A stay in The Barn Loft is an absolute MUST-DO for horse and animal lovers alike!

-The space While the animal's bed is down in pine shavings you will be afforded comfortable beds with all linens and towels provided. There is a full bath, refrigerator, and microwave on the ground floor of the barn. There is also a gas grill, with a side burner and picnic table on the barn patio. We maintain a very clean barn but please recognize that IT IS A BARN. If anyone has ever told you that you are “high maintenance” then The Barn Loft is probably not for you and we would encourage you to consider one of our other accommodations.

Also, please be aware that we do not recommend this accommodation for children under 5 and even then we suggest that you exercise caution as guests will need to be able to climb a 12 ft ladder to access the loft. (Backpacks are recommended and a luggage pulley is provided).

While you will have access to a refrigerator, gas grill with side burner, microwave, and fire pit, you will not have access to a stovetop/oven so please plan accordingly. We also have some wonderful local dining options right here in Benton and Ocoee. More info on these and other area interests can be found in our Guidebook located on the homepage of our website.

Some special spaces on the farm, for the common enjoyment of all of our guests, include our Riverfront and Swan Pond Gazebos, the children's log cabin playhouse, as well as our playground located across from the covered wagons. Our boat ramp, located at the end of the main driveway, offers easy access to the river should you decide to take a cool dip or splash around with the kids.

Ocoee Riverside Farm is a 30-acre riverfront farm located in the small town of Benton, Tennessee. As our guest, you will come to realize that we really do offer a 'Stay Here, Play Here' environment on the farm! Our boat ramp, located at the end of the main driveway, offers easy access to the river should you decide to take a cool dip or splash around with the kids. Other common space areas include a playground and playhouse for the kids, as well as our Riverfront and Swan Pond Gazebos! Additionally, we also offer our guests a number of extra activities that we refer to as our farm "Encounters". These include Farm Tours, Sloth Encounters, Kangaroo Encounters, Horseback Riding, Camel Rides, Pony Rides, Bottle Feedings and more! We STRONGLY encourage you to book your encoutners early as spaces are limited and fill up quickly!

FOR THIS REASON IT IS STRONGLY RECOMMENDED THAT YOU CHECK AVAILABILITY OF ENCOUNTERS PRIOR TO BOOKING YOUR LODGING AND THEN RESERVE YOUR ENCOUNTERS IMMEDIATELY FOLLOWING RECEIPT OF YOUR DISCOUNT CODE. THIS CODE COMES TO YOU INSIDE A CONFIRMATION EMAIL THAT YOU WILL RECEIVE WITHIN 5-MINUTES OF BOOKING YOUR LODGING AND IS GOOD TOWARD MOST ENCOUNTERS.**

-EV Charging

On-sight EV Charging is available to our guests at no charge. There may be occasions where more than one on-sight guest is using the charging station so please be respectful and move your car from the charging site when done.

-Other things to note Did you know that we can host your event or large family gathering? Here on the farm we offer a total of 8 different accomodations that sleep a total of 41 guests. When at least 4 accommodations are rented simultaneously for a minimum of 3 nights, the nighly rate is reduced by 10% across the board. Further, the nightly rate is reduced by 15% when renting ALL lodging spaces for the same period.

-Rental Payment / Terms

Reservations made more than 30 days in advance of the check-in date will require 50% payment of the TOTAL Rental Fee due for the stay plus 100% of the Cleaning Fee with TOTAL BALANCE DUE on or before 30 days prior to check-in. Reservations made inside of 30 days prior to check-in will require payment in full. Failure to pay all balances due at least 30 days prior to check-in may result in a forced cancellation. **ALL MONIES PAID MAY BE FORFEITED, IN PART OR IN WHOLE, TO COVER THE CANCELLATION FEES DUE TO CANCELLATION BY GUEST OR FORCED CANCELLATION DUE TO NON-PAYMENT.**

-Cancellation / Reschedule Policy

ALL CANCELLATION REQUESTS MUST BE MADE IN WRITING VIA EMAIL and will incur cancellation fees equal to a percentage of the TOTAL RENT due for the booking as follows: 5% fee for cancellations 30+ days prior to check-in, 25% fee for cancellations 20-29 days prior to check-in, 50% fee for cancellations 10-19 days prior to check-in. There are NO REFUNDS are available for cancellations made less than 10 days prior to check-in however we will allow penalty free re-scheduling up to 5 days prior to check-in. Re-scheduled bookings must occur within 60 days of the cancelled date and are NON-REFUNDABLE under any circumstance. Note: for bookings made less than 30-days prior to check-in, the 5% cancellation fee will still be offered for cancellations made within 48 hours of booking.
