The Welcome Wagon

The Welcome Wagon is a real covered wagon located on a peaceful stretch of the beautiful Ocoee River & situated inside the private gates of Ocoee Riverside Farm. Whether you are looking for a waterside retreat or a fun-filled vacation, The Welcome Wagon is sure to fit the bill! Want to add more to your vacation? -The space The wagons arrived to the farm in the fall of 2021 and have been awing our guests ever since! Take a step back in time to the 1800s when the American pioneers used wagons for everything from transporting large loads to moving families across the new world! While The Welcome Wagon is reminiscent of a much more primitive time in American history you will not have to go without modern-day luxuries. Your wagon is equipped with central heat and air, a king-size bed, a set of bunks, a wagon wheel table, and chairs, a two-door mini fridge/freezer, a convection microwave, a Keurig Duo, and luxury linens. We also provide guests with a starter supply of disposable plates, bowls, cups, and cutlery. The one feature that sets the Welcome Wagon apart from our other two wagons is the full bath located INSIDE the wagon. Thats right! Your wagon bathroom includes a full-size shower, single sink, and vanity, as well as a standard flush toilet. Should you have use of a second bathroom during your stay (popular among guests traveling with teenagers or those coming for events such as weddings) it can be added for a one-time fee of $20. This additional full-size private bath is located in our riverfront bathhouse just a few steps away from the wagon. It is fully climate controlled and offers a vintage replica high tank toilet, copper pot basin, heat lamp, and... for a touch of "modern" you have a Bluetooth speaker above the shower so you can listen to your favorite tunes while you wash your worries away. It offers its own supply of travel-sized shampoo, conditioner, and body soap. Outside we have also outfitted your campsite with a stone-ring fire pit surrounded by 4 wagon wheels chairs and we've provided everything you need for roasting hot dogs, grilling sandwiches, or making smores over the open campfire. Your campsite is made complete with a picnic table, a charcoal grill, and a complete set of cast iron cookware. Prefer a gas grill? We have that as well. Just head next door to the Ocoee Bath House Deck and Grill where you will find a gas grill, grilling utensils, and additional seating looking out over the river.

Some special spaces on the farm, for the common enjoyment of all of our guests, include our Riverfront and Swan Pond Gazebos, the children's log cabin playhouse, as well as our playground located across from the covered wagons. Our boat ramp, located at the end of the main driveway, offers easy access to the river should you decide to take a cool dip or splash around with the kids.

-Guest access Ocoee Riverside Farm is a 30-acre riverfront farm located in the small town of Benton, Tennessee. As our guest, you will come to realize that we really do offer a 'Stay Here, Play Here' environment! We do this though a host of guest activities we call farm "Encounters". Some of our encounters include Farm Tours, Sloth and Kangaroo Encounters, Horseback Riding, Pony Rides, and Camel Rides. Yes, you read that right. Camels, sloths and kangaroos are just some of the over 100 animals that call Ocoee Riverside Farm home!

-EV Charging

On-sight EV Charging is available to our guests at no charge. There may be occasions where more than one on-sight guest is using the charging station so please be respectful and move your car from the charging site when done.

-Other things to note Did you know that we can host your event or large family gathering? Here on the farm we offer a total of 8 different accomodations that sleep a total of 41 guests. When at least 4 accommodations are rented simultaneously for a minimum of 3 nights, the nighly rate is reduced by 10% across the board. Further, the nightly rate is reduced by 15% when renting ALL lodging spaces for the same period.

-Rental Payment / Terms

Reservations made more than 30 days in advance of the check-in date will require 50% payment of the TOTAL Rental Fee due for the stay plus 100% of the Cleaning Fee with TOTAL BALANCE DUE on or before 30 days prior to check-in. Reservations made inside of 30 days prior to check-in will require payment in full. Failure to pay all balances due at least 30 days prior to check-in may result in a forced cancellation. **ALL MONIES PAID MAY BE FORFEITED, IN PART OR IN WHOLE, TO COVER THE CANCELLATION FEES DUE TO CANCELLATION BY GUEST OR FORCED CANCELLATION DUE TO NON-PAYMENT.**

-Cancellation / Reschedule Policy

ALL CANCELLATION REQUESTS MUST BE MADE IN WRITING VIA EMAIL and will incur cancellation fees equal to a percentage of the TOTAL RENT due for the booking as follows: 5% fee for cancellations 30+ days prior to check-in, 25% fee for cancellations 20-29 days prior to check-in, 50% fee for cancellations 10-19 days prior to check-in. There are NO REFUNDS are available for cancellations made less than 10 days prior to check-in however we will allow penalty free re-scheduling up to 5 days prior to check-in. Re-scheduled bookings must occur within 60 days of the cancelled date and are NON-REFUNDABLE under any circumstance. Note: for bookings made less than 30-days prior to check-in, the 5% cancellation fee will still be offered for cancellations made within 48 hours of booking.
